What a Free Roof Inspection Actually Includes in Knoxville (And What "Free" Should Mean)

After a hailstorm moves through Knox County, the door knocks start within 48 hours. The offer is always the same: a free roof inspection. Homeowners are right to be suspicious of it, because in a lot of cases the inspection is not the product. It is the appointment.

A real inspection produces documentation you keep. A sales call produces pressure. At Valor Roofing we run roof inspections at no cost and with no in-home pitch attached, and this is what the process should look like regardless of who you hire.

Free inspection versus free estimate

These get used interchangeably and they are different things.

A free estimate is a price for work you have already decided to do. The contractor measures, prices the scope, and hands you a number. It is a sales document.

A free roof inspection is an assessment of the roof's current condition, whether or not any work follows. The output is a written report with photographs, a description of what was found, and a recommendation that may well be to do nothing for three years.

Both can be legitimate. Only one of them answers the question most homeowners are actually asking, which is whether their roof is fine.

What a complete roof inspection covers

An inspection that stops at the shingles is half an inspection. Roughly a third of what determines a roof's remaining life is not visible from the outside.

The roof surface

The inspector walks the roof where it is safe to do so and documents shingle condition slope by slope: granule loss, curling, cupping, cracked or lifted tabs, exposed fasteners, and any prior repairs. Storm damage gets marked and counted, because storm insurance carriers assess hail on a per-square basis and a photo of one bruised shingle proves nothing.

Flashing and penetrations

Most leaks in Knoxville homes start at transitions rather than in the middle of a field of shingles. Chimney counterflashing, step flashing at wall intersections, pipe boot condition, skylight curbs, and valley detail all get inspected individually. Cracked pipe boots are the single most common leak source we find on roofs between 12 and 20 years old.

The attic

This is the part that separates a real inspection from a walkaround. From inside the attic, the inspector checks decking for staining, delamination, and rot, looks for daylight at the eaves and ridge, confirms soffit intake is not blocked by insulation, checks that bath fans terminate outdoors, and looks for rusted nail points that indicate ongoing condensation.

Edges, gutters, and fascia

Drip edge presence and condition, gutter apron, fascia soundness, and whether the gutters are pulling away or holding water. Fascia rot behind a gutter line is invisible until tear-off, but there are signs from the ground.

Documentation

The pressure tactics you should recognize

If you take one thing from this article, take this list. These are the moves that follow a manufactured inspection.

  • The same-day discount: A price that expires when the salesperson leaves your driveway is a negotiating device, not a discount.
  • The contingency agreement: A form presented as just so we can talk to your insurance that is in fact a contract binding the job to that company if a claim is approved. Read what you sign.
  • Damage that appears during the inspection: Chalk circles and lifted tabs that were not there an hour earlier. Ask for time-stamped photos and stay on the ground where you can watch.
  • Free deductible offers: Waiving or absorbing a homeowner's deductible is insurance fraud in Tennessee, and a contractor offering it is telling you how they handle everything else.
  • No verifiable license: Tennessee licensing is public and searchable, and checking it takes about two minutes.

When you should book an inspection

  • After any hail event or wind above roughly 50 mph in your area, even with no visible damage from the ground.
  • Before buying a home, separately from the general home inspection, which typically views the roof from the ground or a ladder at the eave.
  • At the 10-year mark, then annually after that. The National Roofing Contractors Association recommends checking a roof each spring and fall.
  • Before listing a house, so a buyer's inspector does not surface something during negotiation.
  • When you see granules collecting at the downspout outlets.
  • Before a shingle warranty claim, since manufacturers require documentation of conditions.

Frequently asked questions

How much does a roof inspection cost in Knoxville?

Most local roofing contractors, including Valor, provide inspections at no charge. Paid inspections generally range from about $150 to $400 and are typically ordered as part of a real estate transaction or an insurance dispute where an independent third party is required.

How long does a roof inspection take?

A thorough residential inspection takes 45 to 90 minutes, including attic access and photo documentation. Anything under 20 minutes has almost certainly skipped the attic.

Does a home inspection cover the roof?

Only partially. General home inspectors usually assess a roof visually from the ground or from a ladder at the eave and are not required to walk it. A dedicated roof inspection includes slope-by-slope documentation and an attic assessment.

Will a free roof inspection raise my insurance premium?

An inspection alone has no effect on your policy. Filing a claim can affect renewal pricing, which is why it is worth knowing the extent of the damage and your deductible before you file.

What should I receive after the inspection?

A written report with dated photographs, a slope-by-slope condition summary, an estimate of remaining service life, and clearly separated recommendations. If a contractor will not put findings in writing, treat that as the answer.

Booking one

An inspection should reduce your uncertainty, not increase your urgency. You should finish it knowing your roof's condition, its likely remaining life, and what it would cost to address anything real, with photographs to back all three.

Valor Roofing inspects roofs across Knoxville, Maryville, Oak Ridge, Farragut, and Seymour. We measure by satellite before we arrive, we photograph what we find, we leave the report with you, and we do not run an in-home sales presentation.
